Location, Location, Location (of Your Bar or Restaurant in Spain)
Location Counts
The location of any business that sells a product and or service directly to the general public is critical to its success.
As this is the first posting I have put up on this blog on locating a business, so to make a a start on what is a huge subject, I will just publish 2 lists; firstly a list of criteria to avoid and a list of good factors pertaining to location.
I hope that these 2 lists will help you to discern between a well-located business and it’s opposite.
Negative Criteria
- No passing trade, (not near/in a big town or surrounded by at least 500 properties or not near a main road.)
- No terrace or inadequate amount of sunshine on terrace.
- No weather protection over terrace (terrace can’t be covered)
- No parking close by
- Located in a long line of bars, all competing for the same market
- Not on the ground floor
- Seasonal trade only i.e. on the beach
Positive Criteria
- Good amount of people passing on foot or plenty of road traffic that is likely to pull-up outside your bar
- Ground floor.
- Good sized terrace (30 people plus)
- Sunny terrace. Morning sun or afternoon sun, are both great for business, depending on the hours that you wish to be open.
- Windows that open straight onto the terrace forming terrace bars are a big plus.
- Plenty of parking (preferably outside or at least near by.)
- Located near a selection of varied bars/restaurants (but not in a long line of cloned bars)
- All year round trade, (if you make both Spanish and foreign customers welcome and are in an urban location, you will develop an all year round trade.)
- A fully enclosable awning for those odd cold or rainy days that you will get
