Location,Location, Location

In order to make the most of your Spanish Bar or Restaurant, the location is key. Buy or lease your premises, near something that will guarantee you extra passing trade.

There are many bars and restaurants that are just “located” and there is little else you can say about their positioning. Don’t make that mistake yourself when you buy a bar, but rather study the area in great detail before you think about buying there.

You must be near something significant. Here are a few examples that would guarantee you more trade if you were located very near to them:

  • Densely populated area - preferably with residents and holiday apartments
  • Multi-screen Cinema
  • Bus/Train Terminus
  • Golf Club
  • Hotel
  • High Street
  • Supermarket
  • Busy urban road junction (with appropriate parking)
  • Beach (but know that depending on the precise nature of your location i.e. do you have hotels that offer low-season packages etc. Your trading months p.a will vary drastically. Some owners only wish to work 6 months p.a. and then chill for the following 6 months, whilst others like ourselves prefer to have 11 months income.)

My advice to anyone buying a bar or restaurant, is to spend a day or two in the area and see how much prospective trade there is. Look out for:

  • A good quantity of pedestrians in the area.
  • Frequent coming and going of cars from nearby parking places.

We are very well located, as we are near the Diana Park Hotel. It is a 3 star and sends us a lot of clients and every Saturday we have a street market outside, which increases our turn over nicely. These are the type of attractions that you must look for when buying.

Good luck with your searching and remember nothing really good falls out of the air at your feet. You have to really hunt for it.
